What concrete is up against around San Juan Capistrano

Layer 1

Old slabs and new ones together

A new pour tied hard to an old slab will crack at the joint, because the two will never move the same. They get isolated on purpose so each one can do what it wants.

Layer 2

Joints decide where cracks go

Concrete cracks. That is not a defect, it is the material. A control joint decides where, cut deep enough and early enough to work. Cut it late and the slab has already chosen.

Layer 3

Clay that moves with the season

The soil through the San Jacinto Valley is expansive. It swells when it gets water and shrinks back when it dries, and it does that every year. A slab poured on untreated clay rides that movement until it cracks. The fix is in the base and the steel, decided before anybody orders concrete.

Honest diagnosis before a number

We look at what failed and why before quoting. Sometimes the answer is a repair and sometimes it is a rebuild, and we will tell you which even when the smaller job is ours to lose.

One crew start to finish

The same people who form it pour it and finish it. There is no handoff where the details get lost.

Pours scheduled to the heat

In summer we start early and keep the mix and the crew ahead of the temperature. Concrete does not wait for anybody.

San Juan Capistrano conditions

Pouring concrete around San Juan Capistrano

Summer pours

Triple digit afternoons change how concrete behaves. It stiffens before it can be finished properly, the surface skins over while the body underneath is still soft, and water leaves the slab faster than the cement can use it. Valley pours start early, the mix gets adjusted for the heat, and curing is treated as an active step instead of something that happens on its own.

What lasts here

A properly based, properly jointed slab with reinforcement sized to the load will outlast the house it sits beside. The variables that decide it are all underneath and all invisible once the pour is done, which is exactly why they get cut on cheap jobs.

Older flatwork around here

A lot of valley concrete was poured thin, with light reinforcement, on a base that was never properly compacted. When it fails it is usually reporting on the ground rather than on the mix, and that is the difference between a repair that holds and one that comes back in a year.

Drainage on a flat lot

Valley lots are often close to level, which makes slope hard to find and easy to get wrong. Low points, cross-fall and where water actually leaves the property get worked out before the pour, because once the concrete is down the drainage is permanent.

What goes wrong

How concrete fails, and why

Cracks after a hot pour

Concrete placed into extreme heat stiffens before it can be finished properly and shrinks harder as it cools. Hot weather practice exists for exactly this reason.

Wide joints that collect debris

Joints that were cut too wide or have lost their sealant fill with grit, which then prevents the slab from closing and spalls the joint edges.

A patch that failed

New material on old concrete only holds if the substrate was prepared and a bonding agent used. A patch troweled onto a dusty surface lets go within a season.

Movement at a retaining wall

Retaining walls fail from water pressure behind them more often than from the soil weight. Drainage behind the wall is the design.

What to expect

How a job runs

Scheduling

Weather moves concrete dates, particularly in summer. We would rather move a pour than place into conditions that will not finish or cure properly.

Site access

A mixer is a large, heavy vehicle. Where it can park and how far the concrete has to travel changes the method and sometimes the price. That is worked out in advance.

Almost every failure we get called to look at is base, not concrete.
On diagnosis

Protecting what stays

Existing flatwork, landscaping, and anything we are working next to gets protected. Concrete is messy while it happens.

Curing time

The slab is not finished when it looks finished. Curing continues for weeks and how it is protected in the first days affects the surface for the life of it.

Straight answers

My sprinklers run along the driveway. Is that a problem?

It can be. Constant water at a slab edge keeps the base saturated, and in expansive soil that undermines the concrete from underneath. Where the water lands is worth looking at before blaming the slab.

Do you handle the demolition and haul-off?

Yes. Saw cutting to a clean line, breaking out, loading and hauling is part of the job, and we protect what stays and leave the ground ready for the new pour.

Do I need a permit?

Structural work and anything in the public right of way generally does. A straight replacement often does not. We raise it before anything is broken out rather than at inspection.

How thick should my driveway be?

It comes off what parks on it. A passenger car drive and one carrying a loaded work truck or an RV are not the same slab, and the wheel path is where a thin one cracks first.

Can you match the concrete I already have?

Usually close, rarely exact, because concrete changes color as it ages. We match thickness, finish and joint pattern so the result reads as one surface rather than a patch.
