What concrete is up against around Burbank

Layer 1

Access and staging

Dense lots mean narrow driveways, alley access, parked cars and nowhere to put a truck. Getting concrete to the pour is often harder than the pour, and it gets planned first.

Layer 2

Utilities under the slab

Older urban lots have utilities running in places no drawing records. Anything that gets cut or dug starts with locating, because finding a line with a saw is expensive.

Layer 3

Older slabs, older assumptions

A lot of concrete in these neighborhoods was poured decades ago, thinner than we would build now and with less steel. When it fails it is usually telling you about the base under it, not the mix.

Base first, always

We cut to grade, fix the soft spots we find, and compact base in lifts before anything is formed. In expansive clay that step decides the whole outcome, so it is not where we save money.

Steel sized to the movement

Reinforcement gets placed for what the soil is going to do, on chairs at the right height with real cover. Steel lying on the dirt does nothing at all.

Curing treated as a step

Fresh concrete gets protected from dry wind and sun until it has what it needs. Skipping that is how you get a dusty, weak top layer.

Burbank conditions

Pouring concrete around Burbank

Utilities nobody recorded

Older urban lots have services running in places no drawing shows. Anything cut or dug starts with locating, because finding a line with a saw is expensive and entirely avoidable.

Matching a run that stays

Replacing part of a walk or drive means matching thickness, finish and joint pattern to what remains, so the result reads as one surface rather than a patch. Color takes time to blend as concrete ages and we will be straight about that up front.

Access and staging

Dense lots mean narrow drives, alley access, parked cars and nowhere obvious to put a truck. Getting concrete to the pour is often harder than the pour itself, so access is worked out before the date is set, including whether the job needs a pump.

Older slabs and older assumptions

Much of the concrete in these neighborhoods was poured decades ago, thinner than we would build now and with lighter reinforcement over a base nobody tested. When it fails it is usually reporting on what is underneath, which is why we look at the cause before quoting the cure.

Concrete work around Burbank

Flatwork, foundations and repair across Burbank and the rest of Los Angeles County, poured by the same crew that answers the phone.

What goes wrong

How concrete fails, and why

Failure at a cold joint

Where one pour met another and was not detailed, the two never bonded and the line opens. Planned cold joints are fine; accidental ones are a leak path and a crack.

Curling at the edges

Slab edges lifting off the base happens when the top dries faster than the bottom. It shows as a hollow sound near joints and it is a curing and moisture-gradient issue.

Scaling in freeze zones

Surface peeling in sheets, common at elevation and in the high desert, is freeze damage in concrete that was not air entrained or was sealed too late.

Blisters

Raised bubbles under a finished surface mean the top was closed while air or water was still coming up. They break under traffic and leave holes.

What to expect

How a job runs

Preparation you may need to do

Moving vehicles, clearing the area, and sometimes irrigation being shut off. We will tell you in advance what is on you.

Demolition day

Saw cutting, breaking, loading and hauling. It is the loudest and dirtiest part and it usually happens first.

The honest answer is sometimes the cheaper one.
On quoting

Pour day

Early start in summer. The crew works continuously until the slab is placed and finished, because concrete sets on its own schedule.

Keeping off it

How long depends on the pour and the weather. You will get a real number, not a generic one.

Straight answers

Can you replace just part of the walk?

Yes. Sidewalks fail in panels and can be replaced in panels, cut clean at the joints and matched to what stays in thickness, finish and joint pattern.

What about utilities under the slab?

Anything cut or dug starts with locating, because older urban lots have services in places no drawing records.

Am I liable for a lifted panel out front?

Generally the property owner carries that risk on a public walk, which is why grinding a lip or replacing a panel is cheap next to a claim.

How long before I can park on it?

Foot traffic a day or two, vehicles longer. You get the real number for your pour.

Can you match the neighboring concrete?

Close, not exact, since concrete ages. We match thickness, finish and joints so the run reads as one surface.
